Congratulations on figuring out the secret of the Ouija board. Actually it wasn't a secret (it was invented as a toy, sold in toy stores), but congratulations anyway. Now you just need to learn how to speak in sentences, and you're on your way. But you're missing the point.

There are no not-toy Ouija boards, so you can't buy one that really is a magic portal to the spirit world. That's like asking where you can get a real working lightsaber or how to cast a spell that really works, because it just can't be done.

Same thing with doing a seance safely. Nobody has ever been hurt during a seance, because it's a pure novelty game. You can do it any way you want, using any props you want (light some candles and sacrifice a frozen chicken or something), and you won't be in any danger of any kind.

If you and your friends are absolutely determined to make contact with the spirit world - have someone in mind that you guys want to talk to.

Make sure you're not treating the whole thing like a joke, that's the surest way to receive negative attention. Be polite to whomever you're contacting and always thank them for their time.

To actually conduct a seance, you don't need a spirit board or anything of the sort. Lighting some candles to get into the mood is nice, and saying a prayer to your deity of choice couldn't hurt either, but the biggest hurdle to overcome is your own openness to communication from the other side.
