Renovating a 2-family home to a single. Should I make it a 2-bedroom, or 3?

I recently bought a 2-family house that I want to renovate into a single. I am taking out some walls, and trying to decide how I should lay it out. Right now the house has 2 bedrooms and 1 bath downstairs, and the same upstairs. I want to take out a wall to one of the bedrooms downstairs and enlarge the living room, but keep the small bedroom on the 1st floor. I also want to take out the same wall upstairs and make 1 large master bedroom. I m trying to decide if I should keep that small 2nd bedroom upstairs or enlarge the bathroom/make it a closet for the master bedroom. If I took it out, it would be like the whole 2nd floor was just a master suite. My hesitation is that I don t think many people want a 2-bedroom house. Would you agree or disagree?

    I think a three bedroom house is more marketable than a two bedroom house.

    Don't remove any load bearing walls!

    I would agree, the real estate market is driven by bedrooms and bathrooms, so leave it the way it is you can even add a bedroom, but do not take any away.
