Single nervous mom, help!?

Hi,

I wasn't able to pay rent this month. Although I wrote a letter to my owner and told him that on Feb 11th I'll get my student loan of 3,300$ and I'll pay him 2,000. Jan-May rent. I expressed how sorry I was and that I will redeem myself. My rent is due every 3rd. Can he evict me if on the 11th next month I hand him a 2,000$ check? I explained im a single mom struggling but I can make it out of this rough patch. I haven't heard from him nor have I ever met him. The landlord was no help. Just nervous that this one month will evict me. I'm even sending him a copy of my student loan dispurse dates.

I assume this money is your spring student loan money, so there is no more money until next fall.

Based on that = as a landlord there is no way that I would accept waiting until Feb 11th to get paid because the problem will just re-appear in April...

When you signed up to be a single mom, you should have known you signed up for scarifies (if you didn't, you are lucky you have been able to keep your head in the sand for two years).

= It's time to re-evaluate your budget = return EVERY Christmas item and present that is still returnable. A two year old is as happy with some boxes as a materialistic gift. Get books from the library that you can change out often.

= Start selling everything that you don't need.

Is the baby daddy contributing? Go for child support, if he isn't.

Have you applied for every scholarship or tuition grant that you are remotely eligible for?

If there is no way to increase your "income", you may have to consider holding off on school until youi are at a place that you have the money to live and go to school.

Wow, so he's supposed to let you live rent free for an entire month, just on your word?

You being a single mom doesn't make this ok - it makes it more sad and disgusting. You brought a child into this world without a dollar to your name. It's not the landlord's obligation to cut you slack - you show a history of poor decision making.

Your landlord can evict you as per state law. Most states require that he serve you a "pay or quit" notice before he can proceed to eviction court, but some states allow the lease wording to stand as notice and for him to proceed without any contact other than an eviction court subpoena.

My apologies for my words if this child was the result of a sexual assault and you live in a state where pregnancy termination isn't available and adoption wasn't possible.

Theoretically, since you rent is due on the 3rd and today is the 6th, he can begin the eviction process for non-payment of rent any time he wants. Since most states are able to process an eviction in 14 - 21 days, again, theoretically, you could be evicted by the end of the month.

It is not the LL's problem that you do not have the rent for January. He certainly can start the eviction process against you. Why should he be expected to support you? Your rent money is his income and you can bet that he is relying on your rent money to pay his bills.

If the LL did not respond to your request, more than likely he is not going to accept your request.

Yes he can & has every legal right to evict you. A letter does not make the rent paid. NO landlord ever has any legal obligation to play lets make a deal with you. You can be evicted any time the rent is not paid in full & on time.

He could begin eviction today. Did you get any response from him? Paying that late (over 30 days) would certainly be cause for an eviction.
