Question concerning realtor fees, if I already have buyers?
I am within 2 months of selling my property. I would like to use a realtor to handle the paperwork, however I have no need to list the property, as I have buyers waiting. Would I still have to pay the standard 6% fee? This is my first time selling and I'm trying to figure out how to go about it.
There is no house on the land, only a couple storage buildings

Call a title company or Real estate lawyer. They can set it up for far less than a Realtors commission.

Agents do this all the time for a reduced fee, and you are wise to hire one to broker the deal to make sure you are abiding by the law and not risking getting sued in the process. The going rate where I live is 1-1.5 %. Feel free to negotiate it.

Talk with a real estate lawyer. They should be able to handle the paper work for a lot less that 6% of the selling price.

the contract is only one issue and a lawyer can't handle the rest (inspections, loan process, etc).
I would say talk with agent and offer between 1 and 1.5% to handle the deal from contract to completion.
