What can we do legally do to get this guy out of the house?

This guy asked to live in the house, we agreed to let him stay, he signed an agreement to live there from July 2013 to July 2014. She had to fight with him the whole year to get him to pay his rent. He finally sent the lump sum of rent that July of 2014. She sent him the new agreement and told him he had to get her the money by January of 2015. He never signed the new agreement and has sent her no money thus far. His father has asked if he pays the full amount if we'd let him stay. I want him out. The law says if he pays he can stay, but his last agreement is up in July. Can I just refuse to let him sign the agreement for year 2015-2016 and kick him out?

    We also don't know exactly what these agreements say, and who "she" is. Whoever is making these agreements with him is the person who has to deal with him, and who has to contact legal assistance.

    Generally speaking, there's normally no obligation to offer him a new agreement. Err on the safe side of letting him know in advance that there will be no renewal when the current agreement ends.

    However, it sounds like you have not been the person making agreements with him. Therefore, it is not for you to "refuse to let him sign" or to "kick him out." It doesn't sound like it's your property. Therefore, it's not your problem. If you don't like what's occurring with whoever is making these agreements with him, YOU can move out.

    consult a leasing attorney in your community.

    usually, sending a written notice retracting the offer of the lease that hasn't been signed is sufficient -- after which you file for a forcible detainer [eviction] due to unpaid rent.

    Yes you can. When the agreement is up so is his time there. And if you had rent in the agreement and he's not paying on time you can serve him an eviction notice.

    You can not do anything, it is not your house. Your mother needs to evict him.
