Sales technique question!Pls Help?

So I've been listening to some educational records regarding sales techniques and the guy said that we have to use few tie down questions and the prospect will answer with yes or no... However I've tried those but the prospect always try to avoid answering and instead of yes or no he say something else in between or ask another question. What should I do in those cases?

    complete garbage. In sales you want to ask as many open ended questions to keep the discussion going as possible. One answer should lead to the next question.

    If you ask yes or no questions, your close rate will be almost zero.

    Let the customer ask as many questions as possible, if they keep asking questions that usually means they are interested in buying.
