What to do in this situation (rent/lease/ending a lease/etc...)?

My boyfriend and I live with two roommates. Things just aren't working, there's a lot of drama and stuff that was not expected at all (my boyfriend and one of the other roommates are best friends, but turns out they're not the kind of best friends that should live together). We signed our lease on march 1st.. we still have 7 months left.. that's just way too long for him to handle the drama and stuff. Realistically, the two other roommates can afford this place on their own. How do we go about getting our names off the lease? Like how much notice do we have to give, what legal action do we have to take, etc..? We live in Ontario.

    you misunderstand. The lease you have is with the LANDLORD. The only way to be removed from the lease is to have the landlord agree and resign a new lease with the other roommates. The roommates can agree that you are no longer responsible to your share of the rent, but if they fail to pay the landlord, the landlord will sue EVERYONE on the lease.

    So to answer your other questions: how much notice? ZERO. Legal action? NONE.

    You serve out your time on the lease and move when it's expired. That's your only practical option.

    To remove a name from a lease requires the concurrence of all parties involved. As a landlord I rarely was willing to allow someone to be removed as that was one less person that I could go after if there were unpaid rents or damages. If the other roommates are not on the lease now, they'd be idiots to put their names on the lease since that would obligate them for everything owed since the lease inception. They would also see their rent double.

    Contact your landlord first and see if they are willing to even consider this. If they are, then bounce it off the other roommates. Unless all parties are in agreement, nothing is going to happen.

    Legal action against who? What are thinking of? Suing a roommate over drama? Get serious. If the other two can afford it on their own, they will need to ask the landlord to approve them on a new lease and to let you two off the hook. If they qualify and if the landlord will do it, consider yourself lucky because, generally, a landlord is not going to go to that trouble or expense just because you people are not getting along. If he says no, too bad. You signed a lease and are bound by the terms. Next time, choose a roommate more wisely.

    The only way you can get your names off the lease is if the other roommates the landlord ALL agree to let you do so. Otherwise you must live up to your contractual agreement and continue to pay rent, so you might want to make a larger effort to make peace.

    You don't get your name off, unless the roommates agree to take it over on their own and the landlord ok's it.

    better learn actual renter tenant laws where u live.

    libraries can help.

    here - u stuck there next 7 months unless u want to spend 1000s to get out
