What is the value of a .13 acres lot sale for in Long Beach ca 90806?

I am looking to get a Value of a .13 acre lot in Long Beach ca 90806? It's an empty lot zoned for light industrial they are asking $250K and I think that's WAY WAY to much... anyone got anything on this? Thanks

    Well I found out through the city of LBC that it is zone for light industrial and the other properties on this particular block is grandfathered light industrial- residential because the 2 houses and 2 sets of apartments are super old early 1930s so LBC said all the homeowners and apartment owners would have to petition to convert all to residential so that will never happen. I was told you could put a small structure for a business and that's it, still have to get permits and all that jazz. This particular lot has been up for sale since 2009 for $170k so as you can see they have been trying to sell it for along time.. http://www.realtor.com/realestateandhomes-detail/1...     Obviously, there are not many vacant lots in that area, but the others ones that exist are about the same size and selling for the same amount.

    I don't understand your comment about about the property owners petitioning to go all residential. If there is only 2 houses and 2 small apartment complexes that have to agree to go all residential, that's only 4 owners. I'm surprised it hasn't all ready been done.

    It's worth what you are willing to pay. It was previously owned along with the adjacent property until recently. The new owner doesn't have a need for the property, so it is up for sale. To be truly useful, it will need to be rezoned, or combined with another property.

    The market appears to support lot/land sales prices of about $75/sf in that area. You are looking at 5660 sf..the price appears consistent with the area average (perhaps a bit low?)

    impossible to answer. .13 is very very small for light industrial. What would you be able to build on this?
