As per that statement in the lease, which is the legal document that can not be changed after it's signed unless both parties agree you are only requires to pay $2000.00 per month.
The landlord is lazy. They didn't even read their own lease contract is what it means.

It appears to be incorrect. This happens when inexperienced landlords try oto copy sheit of the internet. They failed to edit it properly. DO NOT sign that lease. As written you would legally be agreeing to pay $20,000/mo. Require that it be fixed before you sign it.

It may be a form copied from another transaction and should be amended to reflect your agreement more accurately before you sign it. Phrasing it as a yearly payment is further evidence that you would owe the entire payment whether or not you're actually still living there if you try to cancel at some earlier time. In other words, you already owe for the entire year, but you're allowed to make monthly installments.
Of course, most state laws would limit how much they can sue you for, if you left early, once they have found a suitable replacement tenant.
