Questions about home inspection?
My homeowners insurance company sent me a letter saying that they want me to allow someone to inspect my home to see if it is adequately maintained. My home is not adequately maintained, there are many things that need to be repaired, problems, etc. I don't see how it can be good for me to allow anyone into my home. I pay my premiums and have not filed any claims except a problem where I had roof damage after a storm. I have not filed any other claims. I can think of all kinds of problems that I could have if I let them inspect my home, and nothing good that can come from it. Is there any reason I should allow them to do this? What are my rights? How can I find out? I asked them to mail me a copy of the policy but they did not do that. I probably will ask again. Any thoughts?

You have a right to refuse inspection. And if you do, they have the right to cancel the policy. But if they do inspect, it sounds like they're going to cancel anyway.
They should be sending a copy of the insurance policy declarations to you every year.

All you need to do is read back in the questions here a few weeks and find the question of the guy complaining that his insurance company cancelled him because he didn't allow the inspection.

If you don't let them inspect, they will cancel your policy. They have a right to risk-assess the property that they are insuring and to make sure that you're in compliance with the policy terms.
Good luck getting a new policy if your home is in a state of disrepair.

They will cancel your policy if you don't allow the inspection.
You didn't mention what kind of repairs your home needs. They will be looking for major issues, not peeling wallpaper or paint needing redone. They will be looking for things like faulty wiring, foundation damage, termites, and anything else that could impact the STRUCTURE of the home. They will not be looking at flaking paint.
If you allow the inspection and they find something wrong, you may get a list of things to have repaired in order to continue having insurance coverage with their company.

Simple. If you do not allow it, they will cancel your policy. There's no real doubt about it.

There are three possible outcomes - 1) You allow the inspection and you pass; 2) you allow the inspection and you get dinged and have to make repairs; 3) you do not allow the inspection and the company cancels your insurance (doesn't matter if you have paid your premiums - you will have violated the terms of the policy).

Your rights are to have the company inspect the house and the outcome is the outcome.
Or you can deny them access and they will cancel your policy at the next renewal.
