Lake views? There are no lakes in Memphis except the ones created and maintained by apartment complexes. If you're willing to commute about a half hour, Collierville is the place for you. Many nice apartment/condo complexes. Germantown is the expensive area, along with Chickasaw and midtown. If you want a re-gentrified area where you won't see many Trump bumper stickers, look in the Cooper-Young/Overton area. Or a lot of people now are moving back downtown to the lofts in old warehouse and the South Bluffs complex of houses, apartments and condos.

In real estate listings, you'll see an area called East Memphis. That's a huge area stretching from the University of Memphis to Germantown. It includes housing from the 50s. 60s,, 70, 80s, and 90s (Memphis housing moves up by decades as you go east from the river). There are nice areas and not so nice areas. One of the best apartment complexes is on Quince, called Watergrove. It's got its own lakes.

Here's an income level map of Memphis. You can see what I mean about affluent people moving back downtown, along the river. The circular road is 240, the perimeter. East Memphis is mostly within the perimeter.

I would also recommend living in the far Southeast section of Memphis (inside the Hickory Hill area south of Shelby Drive and east of Ross Road), while it's not as great as it as 20+ years ago it is still a safe, middle class area, while it's located in the Hickory Hill area it's located on the far edge which is a lot safer than the main areas parrelling Winchester Road.
