  • Can I charge to fill out an LEP1 form?

    I'm a freeholder and my lease holder is selling.

    I have received an LEP1 form to fill in.

    Can I charge a fee to fill out the form (does this have to be stated in the lease) because unfortunately my lease doesn't contain any clause that says the leaseholder has to pay legal costs.

    If I can, how much should I charge?

  • Should gravel boards be cemented in?

    I'm having a new 6' fenceput up with concrete posts and gravel boards.

    The guy doing the work is really nasty and aggressive (lovely as pie when he came to give the quote).

    He has been bullying me for most of the money but hasn't finished the job yet, tells me it will be done and doesn't turn up for more than an hour!!!

    Just wondering if gravel boards need to be cemented in? He told me they don't need cement.

    Is there any implications for not cementing them in?

    Also, in the holes for the posts, they have filled them first with a couple of bricks then put the cement in, is this ok?

    I really hope I'm not being taken for a ride!!!

  • Can i stop a leaseholder selling if alterations are not corrected?

    I'm the free holder and one of my lease holders is selling up. 3 yrs ago they made alterations to the balcony without my consent and ive now told them they need to put this alteration back to how it was before they sell. can I stop the sale until this has been actioned. can the lease holder sell without my permission. how do I insist this is corrected without going down the expensive legal route

    a Nissan Leaf

    Can you convince me otherwise?

    I currently drive a Nissan Micra and normally do around 300 miles to a full tank (filled up yesterday and it cost £38.39)

    I've tried to work out how often I fill it up and it can range from anywhere between 9 days and 13 days.

    I'm hopeless at working the maths out so not sure how much my petrol costs per week.

    In the last 2 days I've driven 65 miles so I'm guessing based on a normal week I will be charging the Leaf every other day.

    So based on £2 per charge I will probably use £8 electricity per week. Of course I can see this is cheaper than petrol but I will be paying £125 per month to buy the Leaf over 3 years and then there will be £9000 to pay off at the end (unless I change the car again). Does this sound like a good or bad deal?

    So really I will be paying more per month

    Does all this make sense?

  • can a separate electricity circuit be taken from a mains socket?

    I have no idea about electricity!!!

    I'm buying an electric car and will be having a charging point installed at home.

    It's recommended that the car charger runs off a different circuit.

    I remember from previous work done that it is not very easy to run new wires from the main fuse box.

    I have a wall socket in a bedroom that is on an outside wall.

    Can a different circuit be run from the wall socket?

    Hope this isn't a silly question, I have no idea?

    Just wanted to know what this clause from my lease holders lease means, can they sub let?

    Not without the licence in writing of the Lessor first obtained to carry on or suffer to be carried on in or upon the demised premises or any part thereof any trade manufacture or business of any description but to keep and use the demised premises as a private dwelling only and not to use the demised premises for any other purpose

  • Do I have to ask the Freeholders permission to change the boiler and to drill a hole in the wall?

    I have a leasehold first floor maisonette and I need to replace the boiler which will involve putting a small pipe through the wall.

    Do I need the permission of the freeholder to

    1) replace the boiler

    2) drill a hole in the wall

    Here is a part of the lease

    a) The flooring dividing the upper maisonette from the lower maisonette shall be a party structure

    b) The walls dividing the demised premises vertically from the adjoining premises shall be party walls

    c) All other walls and structures above the flooring mentioned above including the external walls are included in the demise to the Lessee who shall be responsible for the maintenance thereof

  • How do I set up service charges for a leaseholder?

    I am a freeholder of 2 maisonettes, I live downstairs and my lease holder rents out her leasehold property above me.

    I want to set up service charges but have no idea how to go about it.

    The common areas are really only 2 paths and a small side area plus drains, gutters etc.

    I will go to a solicitor to have a contract drawn up once I know what it should be . . . . so my questions are

    1) How much should I charge for maintenance

    2) Should I add in money for a sinking fund - how much

    3) How much should I charge for managing/my time

    4) Do I set up a separate account, personal or business

    5) How often should money be paid

    6) Can the money be variable each year

    I really don't want to take the micky so can anyone help with a fair amount and how I should go about it?

    The Head teacher seemed interested and has asked me to come up with a 20 minute task/activity that I would do with a small group of children.

  • Damp smell behind built in wardrobe?

    I have a built in wardrobe in a bedroom on an outside wall.

    I keep the wardrobe door open every night and have a dehumidifier on each night as that wall gets wetwith condensation (it's not damp, had that checked).

    The room always smells musty and I think it's coming from behind the wardrobe.

    It's not damp or musty inside the wardrobe, I painted on 'damp paint' but there is a very small gap where the corner of the wardrobe meets the wall.

    If I sealed the gap with mastic would that stop the musty smell in the room.

    I don't have the money to take the wardrobe out

    Any suggestions welcome

  • Chicken not cooking properly in a halogen oven?

    I'm using my halogen oven for the first time.

    I've diced up some chicken, added veg and a sauce, covered the casserole dish with tin foil, put it on for an hour on highest setting but most of the chicken is still pink!

    Put it on for another 40 minutes, but still not cooked properly!!!

    Would it cook faster if uncovered?

    What am I doing wrong?

    I'm 48 years old and a single mum to 1 son.

    I haven't spoken to my mum for a month (my dad died 13 years ago), she hasn't contacted me (I haven't contacted her either).

    I won't go into all the details as its far too long and complex but I have come to realise that I feel it's time to give up hoping she will ever really like me so I have made the decision that enough is enough and I don't want to feel hurt by her again (emotional pain not physical).
