  • I need help with my oil heating system...?

    I just moved into my new house and learned that you have to constantly check the water level of the oil heater through the glass tube (I think its called a sight glass or something). I just went downstairs for a weekly check and it appears to be completely empty. I tried to turn the "water faucet" to increase the water, but when I do this the water remains the same. I don't see anything in the tube! What is going on? What should I do? Thanks. Oh, it is a steam system with radiators ect..

  • A few home buying/ownership questions...?

    I want to know as much as I can.

    First say for example I am approved for 100,000 just to make the numbers easy. Can I get 2 homes for 50,000 each. (Please don't think this is stupid. I geniunely want to know). Perhaps not on the same loan... but is it likely to be approved for 2 smaller loan amounts at the same time. Also, if that is not true. How soon after buying the first home can I be approved to buy a second home? What type of down payment percentage can I expect since they will be investments. (They want 5% on a single loan as primary residence).

    How does it work to use rental property income as your income? I.e. how do you suggest to document it? How long do you have to have the income for it to count?

    Finally, in the state of MA in particular, how much do you pay for water? Electric? Sewage? Any other costs?

  • I need help please?

    Here is my situation.

    I have a daughter who is 3 and am currently 7 months pregnant. My boyfriend works, but recently I had to quit my job last month because my doctor said I needed to take it easy. The problem is since I had to quit we have fallen behind on the bills and haven't yet bought anything for the baby.

    We are struggling and are asking anyone for help. I am hoping that someone can help out. If you could send a dollar or two or whatever, each little bit could help. I have a paypal account tonip1963@yahoo.com. Or if you can't help out with money, and you have stuff that your baby no longer uses. We could also take hammy down baby stuff.

  • primary residence vs. investment property?

    Whats to prevent someone from saying on a mortgage application that they are purchasing a home as their primary residency, then selling it 6 months later anyways. I mean what are the penalties in this case? primary residence it seems get better loans and are easier it seems than investor loans, so why can't you just pretend the house is for you?

  • money, credit cards and real estate investing.....?

    Okay heres the question. I am expecting to receive about $16,000+ very shortly. Coincidently, I also have about 15,000 in credit card debt. I would like to begin investing in real estate. Would it be better for me to (A) take the money and pay off my cards or (B) take only a portion and pay off part of my debt, and keep the rest of the money for down payment/repairs on a real estate investment?

    My credit scores are 607, 671, and 649, so I have good credit. However, I do not have well documented income, so I will probably need to do a no-doc loan, and thus would probably need the money for a down payment and/or repairs. Please give your opinion.

  • Mortgage Lenders in NYC...?

    I would like to see if someone in NYC could help me. I want someone with an office that I can go see and meet with so I don't get scammed. I don't trust doing business over the phone/fax/internet.

    I want to take out a mortgage for investing in property. My credit scores range from 653-685. I made approximately $18,000 this year running my own business (I have this years tax returns). I also receive approx $2,200 a month to take care of my niece and nephew. Is this income considered? I am looking to borrow 100% and use the money I would normally put as a down payment, to go to repairs. I am not looking to borrow millions.... probably in the range on 60,000-80,000. Is there someone out there that can help me?

  • Mortgage/Home loan help?

    I am trying to invest in real estate. I have found a property and even had a lawyer look at the investment, which she found to be a good find. The property is 42,000 and I am sure I can get it for 37,000. COMPS in the area have sold between 100,000-145,000 in the past 18 months.

    My credit scores are all between 630 and 660. I do not have a high verifiable income, although I can verify some. I can afford payments of around 500-600 (PITI). I would also like to borrow for the fix-up. I have 5,000 down payment and would like 55,000. I am willing to pay higher interest rates, if I can get a no or low document verification loan for 55,000.

    ANY MORTGAGE BROKERS OR LENDERS OUT THERE THAT WANT TO HELP?

  • Mortgage/loan confusion....?

    Here's my situation... I am self-employed and have been for almost 3 years. I have the past 2 years tax returns... which don't total much in profit at all. I am looking to shift my business into real estate investment and need to get a loan. I am looking for 100-105% financing... I would finance the update/repairs and then flip it. I have excellent credit (680 low 714 high).

    Here are my questions:

    1. Will a lender consider the potential income from the flip, if you present figures?

    2. Will they consider my boyfriend's off-the book income (if he gets a letter from his employer)?

    3. What can I do to help me get a loan?

  • How can I find ugly houses - wholesale/condemned... in NYC or the immediate area?

    I am new to real estate investment and I am trying to get started. How can I find these really bad houses to buy and re-sell for profit. Has anyone had success doing so in NYC? I would really appreciate some advice... I just dont know where to start!!
