  • How can I find teacher turnover rates?

I want to see what the teacher turnover rates are for different districts in New York. When I search for it, I get a mess of articles, but not the data.

  • Is this some sort of real estate scam?

We saw and agreed to rent an apartment on Aug 3rd. We need to move in by the end of the month. The management company guy said we could move in a few days early and they would prorate the cost. We said we would move in the 23rd.

Today, the management company representative said that we have to sign the lease tomorrow (the 6th) and hand over both the rent and deposit with certified checks.

I was expecting to sign the lease, take possession and give the checks on the move in date. Does this sound like I am being scammed or is this what I should expect?

  • How can I find a competent mortgage lender?

We have been trying to buy a home that is a short sale from Ocwen Bank. Our bank is Chase. Both banks seem to be incompetent. Our closing was just delayed for the third time. Both banks look to be using overseas offices for their "customer service." We are ready to fire our agent and our bank. I tried to research which banks or mortgage companies could be better to work with. However, when I do an Internet search, I get a mess of deceit and garbage. For example, I was excited about a bank called Amerisave for a few minutes because it had a high rating on the consumeraffairs web site. I then realized that the bank paid for the higher review. Can some one recommend a way to get a less biased view? Any suggestions on banks that can process simple paperwork in a reasonable amount of time?

  • Am I being disloyal to my real estate agent?

My agent didn't give me information about a place I was interested in buying so I emailed the seller's agent to see if it was available. The seller's agent said it was available and offered to show it. Now they are offering to show other places too. If I do that, it's kind of ditching they guy who has been helpful in the past. Am I being disloyal to my real estate agent?

  • Is it rude to keep speaking a language I don't understand?

I met a group of coworkers in the lunch room. They were all speaking Spanish. We get along just fine. I usually work through lunch, so I guess they are kind of a group that I am not part of. I would have thought that they would have spoken English while I was there. I was kind of isolated for the entire half hour. I thought it was kind of rude. Some one said I was wrong and that they shouldn't have to change just because I don't understand. Was it rude of them to keep talking in a language I couldn't understand?

  • Do real estate agents exaggerate the current rent being paid from a home?

My agent says that a two family home is generating income that is over the local average for the market. It could be true. However, I don't particularly trust her intentions or her knowledge. Do agents give incorrect information on this? Would it be normal to see the lease with income before going to closing?

  • How do home inspectors work?

I'm thinking of putting in an offer on a house that needs work. The problem is, there are a lot of variables for making the decision based on how much it will cost to fix. My agent is quick to recommend her friend. However, she has been less than helpful and I just don't trust her intentions or her knowledge. Should I expect a home inspector to find all major problems and give options for repair with estimated costs or do they give more vague guidelines? Should I find my own inspector or go with my agents recommendation?

  • Should I sign a real estate paper?

I was told that when I am looking for a house to buy I don't need to sign anything with a real estate agent. The real estate agent gave me a somewhat harmless looking peace of paper with two sides that seems to be just defining what a buyers agent is and what a sellers agent is. I don't understand what this is for or what it obligates me to if anything. Should I be signing this paper?

  • Am I doing this real estate thing wrong?

I'm trying my second realtor and it seems to be going down another depressing road. This one at least asked what I was looking for so I was excited. However, I just received a list of homes that were significantly less interesting than what I found myself by looking online. Half of them are out of my price range. I don't know what I am doing so if am going about this wrong let me know.

I asked my agent for expert advice about purchasing a foreclosed property and for advice about purchasing a home that would have multiple families for a tenant. Does a real estate agent usually advise about this stuff? I don't know if either or both are right for me.

Both the agents I talked to seem to be limiting their suggested properties to clients who they are trying to sell houses for. Is it a different kind of agent that represents the buyers interests?

I think it is a good idea to find an expert before I make such a major purchase. I don't mind paying for it. However, I can't seem to get any more in depth knowledge than I can find from a simple search.

  • Where is a good place to have a wedding reception in NYC?

We have to have a wedding reception. Manhattan is so big and we are having trouble trying to limit options. The few places we looked at didn't seem to be so great. We just looked at a dirty roof on the top of a sports club for over a 100 dollars a person in Queens. We only need room for about 60 people. Any suggestions on where to look?

  • I want to buy a house but I'm a little unsure about my real estate agent?

My bank recommended a guy and said I get a few thousand off by using their guy. However, when I talked to the agent he didn't even ask me about what I wanted for a home. He just emailed me a list of stuff and was a little dismissive when I said I wanted to live near a train since I don't drive. I think the list he sent is because he is also the agent for those people who are selling. Still, in his defense, it was just yesterday that we talked. Oh, he also has the price range wrong since we can spend up to 500 and he sent us up to 350. Should I try for a new agent or should I be patient with this one? Am I missing something?

  • how can some flies specifically feed on humans?

I see on TV shows that there is a certain insect that feeds on humans. You can tell how long a body has been dead by examining them. However, we are pretty good about hiding our dead in the ground or in fire. How can this species survive so well?

  • Should I buy this engagement ring?

I'm thinking of buying this ring. Is it a good one? It only costs a 1000. It is hard to compare since all the rings are different so I don't know if it is a good deal. Is it being cheap if I don't spend two month's salary? I make about 5000 in two months after taxes.

  • Is this the right price of my ring?

I have been looking at rings for a while and running into problems. They are all different so the price is hard to compare. Also, the finger seemed a little tight at 6.5. Will a size 7 be a lot bigger and too loose or is it safe?

I just got a job teaching at a small school. They have a lab where 30 students come in and do work. I'd like to set it up so that the students have a passworded folder on the network so that peers can not access. Can I do this with Windows 7 Enterprise? Should I seek software?

  • What to do with when flash drive says "You need to format the disk before you can use it."?

Windows 7 says I need to format my flash drive before using it. No problem. I have the files backed up on the computer. Is it worth formatting and reusing? Has anyone had experience with it? If it is just going to break again, I would throw it out. Any idea why it needs to be formatted?
