  • Purchasing tax deed properties?

General or Alabama specific experience; please let me know of your own personal experiences with purchasing tax deficient properties at tax sales or from the state.

I am just getting started with this type of investment. I am looking for my first property to purchase and move into as soon as possible. I will fix it up and sell it later, then may purchase more homes the same way.

I am looking for others' experience from which I can learn and any advice you can give.

    Thank you.

  • Landlord/tenant rules?

If I purchase a tax delinquent property from the state, as I am trying to do at this time, and this property has someone (a renter) living in it at the time I receive my deed...

would I then be considered a landlord to the renter?

would I use the landlord's rules for eviction?

Or are there other rules for eviction in such cases?

I am trying to get as much information as possible, in case I run into any snags. I would appreciate any help.

  • How much time does the Quiet title action usually take?

Once one has purchased a tax deed from the state (Alabama), how long does the process of quiet title action take, and what is involved in the process, before one is able to go on the property, go in the house, start cleaning the house, and move in??

  • Help with purchasing tax delinquent property?

I will obtain an attorney for the purposes of getting a quiet action deed, but I have questions that might ease my mind while I am considering the purchase of tax property.

Once the county has had its tax sale and the state has purchased the property,

    1) Who cares for the property? --some of these places look abandoned but are mowed, others are not mowed at all.

    2) Who has the keys to the property/house?

    3) How can I get an idea of the inside of the property, ie. how many rooms, appliances, condition of floors, walls, etc.? Is that even possible? (I am looking to buy my first tax property in a certain area as a home. I wouldn't have the time to fix up something, sell it, and look for something else, although I may do that later.)

    4) What if someone is living there or cares for the property?

    5) Once I have purchased the property, do I have to wait for the quiet action deed before I can look inside, change locks, etc?

Any real help I can get would be appreciated

  • Any advice for single mother to make friends?

I just want to find and make friends with people my own age ( I am 27). I am in college (again) and everyone is either much older or much younger, and I am not working (except as student and mother), so I don't get out anywhere else much. Also, I don't even see many people my age at church who could be friends.

    Please help.

  • How do I deal with the death of my child's father?

We dated for several months, I let him move in with me, I got pregnant, I kicked him out because of his decietfulness.

I was angry, but kept in touch with him about our daughter's birth, etc. When she was 7 months old, I took her to meet him. (He lived in another town a good drive away and he didn't drive.)

Soon after this I he disappeared. I tried to keep in touch but he was nowhere to be found. I finally applied for child support in order to find him--I wanted to keep in touch with him for her sake.

Last summer, when she was 3 years old, he and I talked, then we later met for a visit. (If I had known then, I would have taken a picture.) We started talking on the phone a lot after that. I was broke, so was he, so it wasn't easy to get together for another visit. I let them talk, I was letting her get to know him. He wanted to be her daddy.

Then, the night of my birthday (officially the next morning), November 10, 2005, he hanged himself.

I just don't know how to feel.

  • Does anyone know personally of living with the consequences of statutory rape?

Someone I love dearly is in prison for statutory rape. He was about 25 and she was, I think, 15. He will get out of an Alabama prison in 2008, and he could use some advice about his future.

I could use some advice about dealing with this myself. He was and is my true love. Whether we are to be together after this or not, I intend to be there for him.

I would appreciate any good advice and/or stories of personal experience.

    Thank you.

  • Accounting Scholarships?

I am one year away from an associate degree in accounting and am considering transferring to get a bachelor's degree. One of my funding sources will end after I get my two-year degree, and I am looking for any and all funding I can possibly get for tuition, books and living expenses.

Any and all suggestions will be welcomed.

  • What should I name my new black and white kitten?

He was apparently a drop-off stray on Saturday, July 1, and is very sweet and affectionate. He is approximately 8 wks old, black on top and white on the bottom. He also has a white streak on the right side of his nose and upper lip. He is vocal, purrs loudly, and is not afraid of cars (or pretty much anything else). He will be an inside only pet.

I already have a 3 yr old female chocolate cat with a white spot on her chest named Midnight Star (called Star). I want to be more creative with this kitten.

My 4-yr old must be able to pronounce the name easily. I am not interested in anything vulgar or rude; I just want some new ideas.

    Thanks.
