I am fee shopping for a FHA loan and have started the pre-approval process with 3 lenders with a call into a 4th. One of these is my bank and the others came off a Fannie Mae website and Dave Ramsey's website. I am doing FHA because most of my money is in another home i have currently which i will sell after i buy this home.

I have no debt but have been buying with cash for 7 years i use a debt card only. I have worked for the same company for 7 years. 37k income, 20k cash, credit score 684-710.. Looking at a 85 k house.

Will i be able to get a mortgage?

I have not bought a home since 1990 and i am a little out of touch. I am in the market to buy some real estate after some bad choices in life and after a very bad divorce.

I want to buy some small fixer uppers for rental income or maybe flipping. However i have talked to a few realtors and friends of mine and find that things have changed in the real estate market.

In times past the buyer paid no commissions or fees when buying a house it was paid buy the seller. Now i find that realtors want to charge a minimum for their services and if the commissions do not cover it the buyer is responsible for them. Since i was looking at buying lower end houses 25k-40k that would leave me holding the bag for commissions every time.

The going rate seems to be a minimum of $ 2500.00. Is this standard operating procedure in the real estate market or is everything negotiable like the price you pay for the house. Or are some just to busy to be bothered by the little houses because they won't make as much?

Are there any realtors out there that do not charge this minimum fee to buyers????? I need names if so thanks.

I am interested in buying some low end properties to rent or flip. I contacted a real estate agent in the area i am looking to buy and he told me that 20k-30k mortgages would be hard to get. The homes i have been looking for are in the 20k-40k range and with 20% down the financed part would be in the 20k-35k range.

Is this true?

He further said i should look for a homepath home if i want to look for low priced homes.

Which i guess are foreclosed on fannie mae homes.

Should i try another realtor or try to secure financing for the low end homes first?. I am prequalified for a 80k FHA Loan for bidding purposes on HUD homes. But i never thought getting a low end loan would be hard. Would it help if i went with a 15 year fixed verses a 30 year fixed?

I am looking for some bible support on this matter. I have a strong idea of what i think they are based on scripture and i want to see what others think they are. They don't seem to be mentioned in the old testament at all only in the New. And no mention of them in the creation. Thanks for all serious discussion.
