  • Should I lock in a 30-year fixed from my option arm loan?

I have a 488,000 options arms loan that has 2 years left before I refi without pre-payment penalty. As of now the pre-payment penalty is 15,000. Got a quote from my loan agent at 6.125% for a 30-year fixed, no pionts and no cost. Estimate out of pocket $600. I plan to roll the 15,0000 into the refi. Should I bite the bullet and just refi. I estimate that I can save $600 from what I pay right now and be able to recoupe the amount in 31 months.

If I pay the 30-year payment on my option arm loan then my payment would be 3600. I plan to stay in the house for another 5-7 years. Rates look low right now. what should I do? Also, anything other questions I should raise with my loan agent. Got into bad option arm loan and now I am hesitant and want to get everything defined before I sign.

I am going with a different loan person this time and I am more comfortable with this person.

  • should I refinance my option arm loan?

I bought my house a year ago and got into an option arm loan because we weren't sure we could afford the payments. Now, my fiance and I have gotten salary increases and we are paying interest plus principal. We paid $600,000 for our home and put 20% down with our parents' help. I am afraid that interest rates are going up again and that the payments are getting higher and higher. I am not sure I should refi because I have to pay a pre-payment penalty of 3 months of interest which comes out to 13,000. Should I bite the bullet and refi now at a 6% interest rate or should I wait another two years and then refi. We orginally planned to stay at this home for only 3-5 years but now I am thinking we are going to stay for 7-10 because of how the market is.

  • Cruise suggestions for Honeymoon in the Mediterranean?

My fiance and I are looking for suggestions for cruises around the Mediterranean in Sept '07 for our Honeymoon. This is our first cruise. We were looking at Princess versus Royal Caribbean. Any thoughts on which one is better. The Princess one will be a new ship debuting in April '07.

Also, suggestion on room types. Some people said not to bother with oceanview because the window is very small and some views are obstructed. Should I just get an interior room on a higher floor or just pay an extra $2000 for a balcony room.
