What is the proper method for fixing a roof where a section has wood rot?

Someone has a property they want to fix up before selling and there is a section of a flat roof where the wood has rotted through and ruined the ceiling inside the den. Assuming the damage is within a 12 foot by 12 foot area what materials do I need to complete the job, how much will they cost the homeowner, and what do I need to remember in order to complete the job properly and prevent future leaks when it rains?

    first check the attic area and make sure the size of the damage, the roof deck must be replaced all the way to good wood, peel off the roof material like shingles and replace deck 3/4 plywood, tar paper and re-roof, the biggest problem will be matching the existing color of the material, also check for damaged roof joists, money wise it all depends on the above. i have done some patching and its a headache, if your not a roofer or carpenter stay away.

    Sounds like you need to hire a professional. A roof is a very important part of a home. Fixing it improperly can really screw up other things that will cost you more money in the long run. Leaky roofs can damage ceilings, walls, floors, carpet and wiring as well as introduce mold to your home. Good Luck.
