Calculate size of commercial lot...?

I need to determine what size lot I would need in order to accommodate a 4,000 sq ft building, parking for 40, and a 1/8-mile long by 7' wide oval track. I have a figure based on my own calculations, but I'd like to get other educated opinions...

...plan for setbacks (25' frontage, 15' rear/sides)

Update:

I know there are several variables which are not covered. I'm looking for minimum space required using information given.

    I think if it was me I would be looking for between 15 and 20 acres, but like above said it is going to depend on your local zoning restrictions

    Area zoning restrictions because of water runoff and other things will dictate the size req'd.............

    Check with your local builing department, they will have restrictions that will dictate it.
