Real Estate Agents: would this be beneficial?
I'm thinking of a business proposition and wanted your opinions as to if it would be beneficial to you as an agent and your seller. To make a long story short, I've been in several houses recently, foreclosures specifically that are on the market, but are total dumps inside. People just up and left---leaving trash, etc behind. My thought is to charge real estate agents/bank sellers to go in and clean these messes up. My mindset is that if it's cleaned up and doesn't smell so bad, people will be more willing to pay the full asking price which benefits the agent & the seller. What are your thoughts? Would you use it? Like I said, just an idea I want to research a little further.

most lenders already use such a service.. basically a commercial cleaining service.. the reason so many are not being cleaned yet is because of the large volume. It never hurts to offer your services. Make the pricing reasonable while still making a fair profit, and you may have all the business you can handle.. go for it.

The only problem with this is that bank owned properties have to approve of the expenditure first before they will allow it.
The house next to mine has been vacant and owned by Countrywide since Feb. I've pleaded with them to let me list the house to sell (I'm a Broker) to no avail. Now all plants are dead - the pool is filled with beer bottles, the pool pump/filter and Air Conditioner have been stolen and it's a blight on our neighborhood. I've begged the agent who has the listing to take care of the house and she just keeps saying Countrywide won't approve of anything. I'm so disgusted. I've called Countrywide and complained to no avail. The agent didn't even put a for sale sign up until a few weeks ago. She could care less because she only gets 1.75% of the sales price as commission. Plus - this is one of 15-20 other bank owned properties she's trying to sell.

This is already going on. A lot of foreclosures are renovated by the bank before they go on the market.
In Atlanta, the banks are open to renovating homes that they think will be bought by regular folks. They don't do much to homes selling to investors.

Most banks hire a company to clean up the place and take all the garabge to the dump and change the locks. Your idea has been going on for years.
