Is it legal to charge a property caretaker?

Can someone call you a caretaker, charge you for living there but refuse to fix any problems and then say, "I'm not a land lord you're the caretaker"? I've been doing a lot of research I don't think it is, but I'd like some other ideas

Update:

I am not the landlord, there is no lease but we are defined as "caretakers" under insurance

    It is difficult to tell exactly what you want to accomplish here. If you are renting a property to someone else you are always the landlord. If you are looking for a way to not be responsible for maintenance you can do it via a "triple net" or "net net" lease.

    The triple net lease holds the tenant responsible for taxes and maintenance on a rental property. In some states it may be illegal to form a triple net lease agreement for residential property. There are some disadvantages to this set up on both sides. Generally this type of arrangement is also reserved for long term lease agreements.

    You may also be able to push small maintenance off onto a tenant but it pays to check the state and local laws covering such things. Usually tenants have more rights than landlords and there can be stiff penalties on those who violate the law.

    What does your lease specify? Otherwise, you're at the mercy of the landlord; don't like it, no lease you're free to move.

    are you being paid or given a discount to live there in exchange for work? if not, it is just talk and your lease and relevant laws apply.
