I'm the same as you, I never saw my landlord until he needed the money.

If you approach your local council, they will probably have a leaflet which highlights the responsibilities of your landlord regarding repairs.
They will also get involved if health and safety or environmental health issues are involved.
Don't ever volunteer to do things yourself because it could be held against you and there is always the risk that you won't get any expenses repaid back to you.

Do you want him stopping by to make sure you haven't busted up his house every month? If he drops 25 grand into improvements to the home will you pay higher rent? If a key part of the home like the hot water heater is broken hold back you rent till its fixed.

i own my property, but one of my daughters is in rented accommodation, hes a great landlord as if my daughter needs repairers he comes along and if he can do the task at hand he does to a good standard but if its a job out of his skill he gets professional help,, she is never left waiting too long, but i do know there are some pretty bad landlords out there

My brother is a landlord and is also a very qualified general builder, so any jobs that he can do himself, he will. If he's not qualified for that particular job, he calls in a professional. He has 16 very happy tenants. (not all in the same house)

if you are a renter why do you care? he wants to save money. if you start telling him he cant he will more than likely raise your rent by the maximum allowable amount. each year if he doesnt already or simply not renew your lease. its his property.to do with as he pleases within the law
you do have the right to insist that any other trades people that enter your apartment are bonded and licensed

Mine only appears when he wants to raise the rent. As for repairs he is useless. I think I will get even less done than before.

yes because he has men working for him, you are in your rights if the landlord does not fix your repairs you can get some one in and send him the bill

I wouldn't trust my landlord to do anything right, she's a liability, she can't even serve correct and valid notice to quit as we've discovered to our detriment!

yes thats what you pay rent for so he can get the jobs done then if its not right it al comes back on him and not you. also if your not happy about it telll him or her and you want some one else to do the work for u
