When renting to a non-married couple...1 or 2 leases?
I had them each fill out a credit application, but not sure if there should be a lease for each of them or just both of their names on a single lease.

Put both their names on the lease, then both are responsible for paying the rent.

One lease, both names. Treat them as a unit. One rent check, no return of deposit if only one leaves. No substitute/addition of occupants without full background check.
