Tips on how to make house sell fast?

My house has been on the market for about 3 months now. We have had 3 open houses with a few lookers and 2 private showings that said the house was too small or not open enough. It is a 1.5 story tradiotional with about 1300 square feet above grade and about 1900 with the basement living space. We have moved a couch out and moved the kitchen table into the living room to make a dining room. Please take a look at these pictures and give me some opioions about what you like and don't like about the house. We are down as low as we want to go on it. It also has about 3 acres.     The house has no curb appeal. The landscaping is very minimal and looks unkempt. The driveway looks like it is crumbling away. There are no flowers or flowering trees or anything to distract from these detractors. So go out and do some minor yardwork like mow the grass, trim the bushes, and plant some bright annuals or put some potted flowers on the porch near the entry. It will draw the buyers in and make them excited about the interior of the house. (Personally, I would take the star off the front wall and make sure the welcome mat is new and clean.)

    Also, the purple bathroom and dark red kitchen should be repainted in neutral tones. The kitchen would probably open up more if the color was lighter and brighter.

    I would also do some more landscaping in the backyard to make it look more finished with some bushes around the deck or flowering trees.

    Make sure your house smells good. Too many people overlook the presence of bad smells in their house. I walk right out of a stinky house and believe me there are many of them. Make sure the house is sparkling clean and that it has no odor other than a good one.

    Finally as a previous poster said, price it just below any other houses in the neighborhood with similar features.

    These suggestions should cost you you less than two hundred dollars and garner a sale. Good luck.

    All things being equal there are two factors in actually selling your property. Exposure and Price. If you are not willing to come down on the price then you must get more exposure to get as many buyers in front of the property as possible. Some things to consider. Showcased listings on Realtor.com, Trulia, Zillow, Hotpads, Point2Agent, Yahoo real estate, google real estate, etc. Your agent should be sending out Email blasts, flyers, etc depending on the marketing plan you agreed to. If you can get more exposure and lower your price, that would be the 1, 2 punch that will sell your home quickly.

    most people prefer all three BR's on one level - your 3rd BR is too small (not much you can do about that) - change the BR paint colors - you have too many colors going in the house - red in the kitchen - blue in one BR pink and yellow in another - not much you can do about the fact that your curb appeal isn't real great (but you can't structurally change the house) And if you are at your bottom dollar but other homes in the are are less - plan on waiting longer or stay put for a couple more years - sorry but this is a hard market and MI is one of the worst states right now

    It's a nice looking house, but right now the housing market is in a slump. If you can hang on to the house for a while you might have better luck during the summer - when most people tend to move.

    I was not able to follow the link. But I do know some helpful selling techniques. Keep the paint color as neutral as possible. Less is more ..no clutter, no knick knacks, no family photos ...people want to imagine their stuff in the house, not yours. If you have rooms that are "junk" storage rooms ...make them into something useful .. a spare bedroom, a media room ...ect.

    Here's a trick that never fails- don't laugh, it works!

    Get a small statue of St Joseph and bury it upside down in front of the house. Your house will sell!

    By the way- I heard of someone who did this who had a different experience though. Animals of all sorts started to cope aroung the house! Birds, deer, raccoons all over the place. Turned out that they'd mistakenly bought a statue of St Francis! They replaced the statue with St Joseph's but still the animals stayed. The house was bought soon after by a family of real nature lovers.

    After you sell the house, dig up the statue and display it in your new house. You know sooner or later you'll want to sell that house too and he'll be there waiting.

    Its a nice looking house, But the market is pure crap, its hard to sell anything. If your asking anything close to the apprisal price then your prices to high.

    Only suggestion i could make as far as the actual house, is Hardwood floors downstairs, and pain the purple bathroom, a brighter color, but not purple or pinkish

    take out another couch if two are still there, paint the kitchen white, it will make it look alot bigger, and might want to brighten up the yard, maybe so color or one of those stone/wood markers with the house number on it out by the tree at the drive? and are you advertising locally, like in the local paper?

    You need to be the best looking and the best price in order to sell quickly and buyer/Realtors have to be aware of it. Assuming your agent has you home listed and advertised it would come how the home looks and its price. You have a strong color in your kitchen, about the same color I have in my kitchen, maybe tone it down. You also have a strong color in one of the bedrooms. This is being real nit picky and maybe not an issue. Is it priced lower than you competition, visually how does it compare. More importantly is ANYTHING selling in your area.

    You have to beat your competition on all levels.

    get rid of that star on the front porch, try to attract younger crowd and promote the shed for atv's and motorcycle storage.

    get rid of the purple in the bathrooms and go off white and grey inthe entire house!!to make it look bigger and more hip..

    your black appliances would look great with grey walls. hide the baby bed if possible, it depresses me when i look at homes.
