how to evict tenant in PA?

My parents own a duplex and had rented the other side out to my cousin there was never a lease written up. When he moved out he let someone else move in and they pay their rent but never signed a lease either. My parents now want them out as they want to open up the house more. We sent them a certified letter but they refuse to pick it up. Do we also send them a non certified letter too? How do we get them out?

what they should have done isnt really appliable now since whats done is done.

I am hoping my parents dont get burned as they are giving them until the end of July to move so that their children can finish out the school year and not worry about moving that last month of school.

Will definetly tell them about sending it both regular and posting on their door. My parents dont want to have to physically face them so handing them it is out of the question.

    This maybe the way to go, if they are paying rent currently, then move to terminate the verbal month to month lease agreement, this is done by sending letter, normal, and certified I would also post notice on the door and take a picture

    The notice should state that your parents are ending the month to month agreement and they have until end of June to move out

    Now either they do not pay June's rent because of this, to wit you send pay or quit as soon as they are late, if they still refuse to pay then move for eviction, if they pay then you wait until July 1, if they are still in the house then you move for eviction based upon a holdover tenancy

    Just hand deliver the letter. Don't slid it under the door, but knock on the door and hand it to them.

    Consult an attorney to start an eviction NOW.

    They should have really had a lease drawn up. They should seek a lawyer and get advice from him/her.

    Just walk up to their door and say they need to be out by x number of weeks.
