Septic pipe burst in basement and there is ‘Waste’ all over my belongings! What is landlord responsible for?

I rent an apartment and there is a huge unfinished basement (concrete floors & walls). A septic pipe burst and now is all over the floor and one wall of the basement. It burst right above the washer / dryer and I had some clothes there too.

Questions:

Obviously, this is septic waste all over the basement. Aside from fixing the burst pipe, is the landlord ALSO responsible to have the basement sanitized? I imagine it’s not healthy to leave waste ‘dry up’?

Is my landlord responsible to replace any belongings I had in the basement that were damaged by this waste?

Anything else I should confront the landlord with?

    Depending on where you live, and what type of lease you signed, (and we hope you have renters insurance) your level of compensation could be from zero to minimum. Hopefully the pipe burst because of faulty pipes, not for something you did. Most states require that the home habitable.

    The landlord will be responsible for repairing the pipe and cleaning up. Notify him of the situation immediately in person and follow up with a written repair request.

    The landlord is NOT liable for any damage to your personal property caused by the incident, unless you could prove that there was something he did that led to the pipe breaking. Or unless you had noticed before that it needed repair and had notified him and he had failed to act. You would have to prove the above events happened in order for the landlord to be held liable. This type of incident would usually be covered by your renter's insurance.

    Define "sanitized". The landlord needs to clean up the mess, and repair the pipes. If he doesn't, you can likely break your lease and move out.

    The landlord is NOT responsible for your belongings. You'll have to file that claim under your renters policy.

    The landlord is responsible for cleaning up the mess. As for your belongings, submit a claim on your renters insurance, as the landlord has no responsibilities in this

    You landlord is responsible for repairs and sanitizing the area. He is NOT responsible for your personal belongings...that is what your renter's insurance is for.

    They are obviously responsible for repairing the broken pipe and cleaning up the mess - completely.

    As far as your belongings, you should've had renters insurance to cover those - he/she is not responsible for what you had stored there.
