In MA, what makes it so someone counts as an extra person who has to pay rent?
I mean, If I and my friend are renting a 2 bedroom apartment and my boyfriend stayed over a lot (but is not on the lease or giving me money or anything), what would make him count as a resident? (Citation please!) I heard that it was if half of their clothes were there, but I can't find any record of this. I just want to avoid needing to pay for an extra person (he does have a house too, but the apartment is convenient to stay at as it's closer to campus)
I have the lease (not signed yet as it needs a couple revisions). The closest that it mentions this is that it says $600 a person, which I want to change since I was told it would be $600 a bedroom. I know if it's per bedroom it won't matter, but if it is per person, how often do you have to stay over to count as living there in MA?
An answer like the 4 or 5 days a month is what I'm looking for, but with some kind of citation. Yes, I know better than to sign it before I agree. I just want to know what MA law says about this, since it does not mention it in the lease. Verbally, we were told he doesn't really care, but verbal agreements only go so far. He also verbally told me it would be $600 a bedroom, not per person, which is why I plan to get it changed.

It shouldn't be anyone's business if you have someone stay over at your apartment once in a while but if you bring in another person to live, you will have to check your written lease agreement that you signed.

From the way you are asking there is something in your lease about guests and/or extra residents. I need to know what it says to answer properly.
In my leases an occasional overnight is fine, but "a lot" is not allowed. "A lot" becomes a resident and must fill out a formal application and pass credit/police check. I don't charge extra for them.
Per your added info: I don't know what kind of landlord charges per person, but taking it as fact then for me I would say anything more than 4 or 5 nights a month makes him a resident. You don't like the rules don't sign the lease.
