Condo Renovations - Some Value Questions?
I'm looking to sell my condo this summer, and have some cash to spend on renos. I'd like to know the best ways to maximize value. Specifically, my condo is 604 sq ft one bedroom, one bath, fireplace, with top floor balcony. In the past 2 years, I've replaced an outdated shower and bathtub with a new tub, surround, and tap system. I've also put a new bathroom sink, and repainted neutral colors throughout. So I'd like to get some good value ideas from the community.
Here's how it looks at present - My appliances and kitchen cabinets are relatively new (european style cabinets), and have considerable life left in them. Countertop needs to be replaced. The back wall of the dining room/living room is mirrored glass to give the image of a larger room. Flooring is linoleum in kitchen/dining room, and w-w carpet throughout living room and bedroom. Decor is urban-chic and space-saving, so it looks fairly spacious.
What I'm thinking about doing is replacing my old white, opaque sliding closet doors with nickel and frosted glass sliders to modernize, replacing my countertops (undecided on what material to go with).
Right now, the average one-bedroom condo in my area sells for $90-95k in my area. I'd like to put $2-3k into my condo and at least double my return on the investment. Your help will be appreciated. Thanks!

first thing that comes to mind with the counter tops would be to replace them with some sort of stone...
something like granite is easy to clean and easy to match things with
most other materials are very old looking, and in my opinion tend to look sort of cheap
something like that can also transform the entire look of a kitchen to sleek and chic!

Uhmm... stainless and granite is so expensive and so yesterday, and is very cold. Same with laminate flooring, soon it will no longer be wanted. Unless the realtors are adamant, skip them.
People will be looking for warmth , because more people will be staying home during this 'recession'.
Extra electrical outlets are an expensive addition, but necessary with all our electronic toys.

The average one bedroom condo in my area sells for about $200,000 and the local realtors tell them not to spend A DIME on renovations in this market b/c you WILL NOT makey your money back in THIS market.
People that have perfect (absolutely flawless) condos in this area and many others are sitting on their houses for one, two, three or more years..things just don't seem to be selling..RIGHT NOW. I hope this changes b/c I too want to sell my place.

forget the closet doors, replace the linoleum with wood or laminate floors. If you do the counter tops than granite or don't do anything,

related to renting, the guideline of thumb is which you pay an agreed upon volume according to month inclusive.....it could then be the repsonsibiltiy of the owner to pay each little thing else....on the different hand, you're generally to blame to your guy or woman very own expenses, e.g. warmth, hydro, telephone, very own coverage, etc, yet lower back, it could be as much as the contract between the lessor and the lessee
