In the state of GA, how long does a landlord have to fix the air conditioner once it is reported to them?

I reported to my landlord on April 25th that the air conditioner was not working. They sent out someone on Monday to fix it. The air worked Monday but NOT Tuesday and again.....I reported it on Tuesday night. The air condioner repairman came out inspected the air unit again and told me that he was authorized to make repairs at that moment because it was going to be expensive. Well, it is May 4th and still NO air conditioner. They have a new air unit sitting outside but now I'm being told that they have to order a coil and that will take another week. It is suppose to get hot and I have 3 small children under 5. Plus, this house does not have screens on all the windows so I can't open all the windows to help cool the inside. What should I do? Is my landlord breaking the law?

    Generally it isn't against the law to not provide air conditioning. There are many homes that don't even have it to begin with. I live in NC and am a landlord. I had the same thing happen at my rental property. I bought a window unit the first day it was reported, just so the renters would be able to sleep (it was the hottest week of the year, 100 degrees+). I was able to get a repair man out immediately, but they couldn't do the work right away because there were so many people going through the same thing. You should try to find ways to cool down until this is able to be repaired. It sounds as if your landlord is trying to get it worked out. Be patient with them, but do follow up.

    I know it's hot, but your landlord is doing all that he can do. You should keep good report with your landlord...he owns your dwelling. He wants things to work in the house as do you. When I lived in Arkansas it would get sooo hot! I didn't have air conditioning so I would go to the grocery store and hang out by the frozen food section! : ) You could take a bowl of ice and put some water in it and then put a fan behind it to blow cool air at you guys. Buy a sprinkler and let the kids play in the shade with it. Hose down your house if you can and that also helps to keep it cool.

    He may be breaking your lease, but not the law. Air conditioning isn't required.

    As long as he is trying to get it fixed, he may not even be breaking the lease. It's not his fault if there are parts on order.
