my question, any advices will help, Thanks !?

we bought the house together and my boy friend was the borrower, my Dad as a co-borrower. After that they both add my name on the Deed, my question is how if we want to sell the house, will it have to wait for 3 of us approved all, or only my boy friend?. Is there any chances that my boy friend can kick me and my Dad out of the deed and keep the house since he was the borrower?

    If all three of you are on the deed then all three have to sign for approval. Since he was the borrower it will be his financial obligation to repay the loan or it will be foreclosed. As far as selling it out from under you, he can't do that as long as you and daddy are on the deed.

    The answer lies on two points. The first is who is on the deed? If all three of you are on it then before the house is sold all three of you will have sign it. However the decision to sell or not ultimately lies with the company that has the mortgage. For example if you sell the house less than what is owed then the company can not agree to the sale unless the three of you can make the difference.

    In regard to your boyfriend "kicking your dad and you off the deed" the only way that I know of this is by making an application to the court to have the two of you removed.

    if your names are on the deed then you are all co-owners with equal rights to the property. The loan and the deed are two different contracts. As a co-signer on the loan, if the boyfriend fails to pay it off, your dad gets stuck with the bill. If the boyfriend does pay off the loan, it does not effect you or your dad's position on the deed to the property. Your boyfriend would have to sue you and dad in court to remove the two of you from the deed. It is doubtful he would win such a case.
