My friend will be homeless soon! Please help me.?

Here is the situation. My landlord is selling the land we are on to a homeowners association. My good friend recently started staying with me because she left her abusive husband and she and her one year old are here. The landlord and the assoc say no one can live here anymore unless they own the house. And they will not let me make her part owner since she is not family. Unless I can somehow fight this she will be homeless in two weeks in October in Montana. We already have snow on the ground not to mention how wrong it is to let this happen. Is there a way to FIGHT?!

Update:

Sorry, needed to explain that and didn't. She move in here with the understanding that she would watch my son while I go to college and I would give her a room to live in.

Update 2:

I own the home, not the land it is on. In my lease it says transient friends and relatives can stay but we are not sub-letting since that requires money changing hands. She is a live-in employee at this point.

ok. I'm a little confused so I'm going to ask you to clear up some things:

    1. Is the house that you are currently living in yours or are you rent/leasing it?

    2. Assuming you are rent/leasing it what does your contract say about subletting (probably a no-no) and about roomates?

    3. Have you talked to the homeowner and explained the entire story to him/her? What about the head of the HOA?

    4. You could just let her stay there and give them the finger. Let them start the eviction process while you guys look for another home.

    5. People (despite what you may have heard) are generally at least a little soft hearted. Tell them her story (if you have pics of her in a beaten up state all the better) and tell them that they are turning a mother and child in an abusive situation into homeless people in the dead of winter.
