we can we drop our estate agent for poor service?

we placed our property on with an estate agent about 10 weeks ago, however, we feel they have not marketed the property in the best way - despite specific requests from us they have neglected to mention things we feel would be good selling points and give the bare minimum details otherwise. They are big on self-promotion (for instance, their company logo occupies more space on the property details than the floor-plan of the property!) We had to ask them to put a 'for sale' sign up as they apparently do not offer this automatically - anyway, the list goes on but the contract we have ties us in for 20 weeks, however, as we are not happy with the service they have provided thus far, can we 'sack' them and approach another estate agent to market without having to pay any commission to the original?? - thanks x

    Check the contract - you may be able to break the contract for lack of appropriate service which in effect means that they are not sticking to their side of the contract. Go in and talk to the Boss - not one of the people in the shop - ask specifically for an appointment with the top dog - go through it all with them and tell them that you are not happy and that they are not fulfilling their side of the contract you made. Tell them that unless they start to market the property properly you will consider the contract null and void and will take the property out of their hands.

    Well quite obviously you didn't read the terms of the contract before you signed it did you or else you would know about the for sale sign etc and you now don't know whether you can get out of the contract for the same reason but the chances are the answer is no.

    They do sound pretty rubbish, but if you're in a 20 week contract then you're in a 20 week contract. For the sake of 10 weeks (and I know how stressful it is when you're moving house) I'd wait then go elsewhere.

    If you can't do that, then go check with a solicitor.

    each and every state has distinctive rules. can not provide particular records yet 1st examine with the "boss" of the realty you're handling. in case you get no delight with them then examine with the state workplace that handles realty affairs. all of them have distinctive names. probable write up a ideal grievance?? ultimately, as dwelling house finding out to purchase is an rather high priced merchandise it is going to pay to start with a stable lawyer focusing on realty interior the destiny. A lesson found out.

    read the small print of the agreement you signed. if you cant get out of it then hassle them everyday, by phone and by e-mail telling them what you want them to do to market your home better.

    it may make them move a lot more to do the job better.

    if you do nothing, then they will do nothing either
