Realtors/ Home sellers-any thoughts about this kind of buyer "returning?"?

I made an offer on a nice single-family home a few weeks ago. The seller's counter offer was unacceptable so I said no thank you and ended things. Long story but we already know this seller won't accept much less than their list price so I figured it was best for all involved if I not counter their counter offer and save everyone the time...maybe even save a little face in case I feel like offering something closer to their counter price later in the season (if it hasn't sold).

So, if the home still hasn't sold in a few months and I return to offer again, how will these sellers feel about me returning? Am I at any disadvantage since they've seen my name on the offer papers (and earnest money check copied) from the last time I offered? Have you ever encountered this situation? Any thoughts or suggestions in case I pursue this? And yes, I will offer up a little more and be more willing to work out a deal next time. Thanks!

    Take the emotion out of it, and don't worry about what the seller will think. you did the right thing last time, if you felt they were unreasonable then backing out would be a good idea. This time they will know they cannot counter much without you walking away, which could play to your benefit or end things quickly. Either way you don't have much to lose by making the offer.

    an offer is an offer. However, the house may sell. If you want the house, stop playing games. Make your offer and do the counter think. Its the way it's done.

    If the house is still there, go for it. Plus, maybe in your gut you new that house wasn't worth whAt they were selling it for and wouldn't be appraised for that amount. Hopefully, it doesn't sell and it get's reduced. How long was it on the market for and was it listed previously before and didn't sell. Also, sometimes it's close to foreclosure and they can't reduce it. You don't want to put in offer in on a home that you can't afford either. So, it sounds like you made the right move. We are in the process of purchasing our first home ourselves.

    As long as the seller is not a bank they may be more willing to deal now that you are the only fish.
