buying possibly wetland, waterfowl land, and the like?
I am looking for a land I can buy to build a house. there is one land for sale considerably cheap. The land from most of the pictures shown looks like either a swamp or shallow watery land. I checked the county flood map; the entire land is indeed in the flood coverage area. 2 questions:
1. Is this wetland buildable? if it is, is it involves more money, time, and energy to make it happen?
2. Any water related areas shows up in the flood map. A lake behind a house would show up in the flood map too. does that mean that all of the lake front or lake back around houses are prone to flood?

Do know that most wetlands in the U.S. are under Federal Jurisdiction (by the US Army Corps of Engineers), and a permit would be required to do any fill activities. If you need a permit, more money, time and energy would likely be required. Do know that wetland borders do not follow flood maps. There is no one single map to check for definitive wetland boundaries, and they usually need to be field verified. If the land is in a flood zone, it means you would be required to purchase flood insurance. Check if the flood zone is for the 100 or 500 year floodplain. It means the property is likely to flood once ever 100 or 500 years, however in my experience, it floods much more often than that.

look elsewhere.... there are likely many restrictions attached to any wetlands, waterfowl land, migration routes, etc...... trying to build there would be a pain in the tookus for a long time.... plus youcouldn't drain it, so the bugs... oh, the bugs!!!....
pay a little more... get a nice dry spot.....
