Getting apartment with my boyfriend after eviction (on my record)?

I have an eviction on my record, and I am soon to start making payments or try to settle for a lower amount. Anyways my boyfriend has excellent credit, although I clearly dont. Will this affect our chances of being approved? What if I were to not try to sign the lease, but instead just list myself as an "occupant" will my credit still matter in the approval process?

Thats what I was thinking, my income is well above his, but his credit is just better than mines.

I think the big companies do credit checks, if I were to go to a private landlord im sure some wont.

    If your boyfriend qualities by himself then that's fine. Just make sure you're allowed to live there.

    What this means to you is that legally he is financially responsible for the rent. Not that you want to, but you could walk at anytime and he would be on the hook for the full rent. (Depending on how you split it and pay it he could possibly collect from you after the fact.) Likewise, as an occupant only you could leave with proper notice and he could kick you out with proper notice. If you were on the lease this would not be the case. I know these aren't things you plan on, but it's worth understanding your legal standing in the situation.

    I live in Canada and I assume you live in the US. Does every single LL in the US run a credit check? I've been a renter for 26 years and have rented and looked at countless places in those years and not once did any LL ever run a credit check. They almost always check references and often will drive by the place I am currently living in to see how I take care of the place, but never a credit check. I bet you can find LL who don't actually do that.

    Your chances greatly improve if you are not on the application or lease, but the landlord is fully aware that you will be residing in the apartment as well. The only thing this will affect is determining if you two will be able to afford the rent as you will only be allowed to count your boyfriend's income.

    offer to pay 6 mo rent in advance.

    and your credit will be over 700 in 3 yrs if you make every payment on time including

    when you pay old debts that are on your credit report.
