"The Exorcist" was based on a reported occurance in Washington DC regarding a young boy.
Don't fall for "The Amityville Horror" as the author who originally claimed the events actually occurred later admitted to making it all up (although a man did murder his entire family in the home before the author purchased the house)

The Excorist was based on a true story, but was wildly exaggerated.
Jaws was based off true events after multiple shark attacks occured in an area.
Both The Texas Chainsaw Massacre and Psycho were based off Ed Gein.
There's more, but that's just a few that come to mind.
