Question about lease?

I have a friend who recently moved to Mass from Minnesota with her partner. They rented a house and both are on lease. They recently broke up.

My question is this: is there any way my friend can either break lease so it's not in her name, or just leave? She is having problems with her ex, and wants to get out of the house. Her ex is suicidal, and not making good choices.

What are the options here? She's posted an ad for a place already.

What would happen if she just left? Would it fall on her ex?

    If they both signed the lease then they each have legal obligations to the landlord, if not each other. If one of them disappears and stops paying, the landlord can, in theory, terminate the lease and hold both of them responsible for the full payment (at least until a new tenant is found).

    She could simply leave, and maybe she should, but that does not change her legal obligation to make payments to the landlord for her share of the lease (i.e., half), even if she's no longer living there.

    You can search "tenant rights Minnesota" and check for things about "roommate" issues for more info.

    The ex, if staying, would have no legal obligation to agree to rent (sublet) to any particular person, although there may be arguments that a "reasonable" substitute should be acceptable. A local legal clinic may be able to provide additional alternatives (mediation, legal assistance, etc).
