Regards to Legal or Illegal Evictions in Michigan What are my Rights??

I've been on a month to month lease due to written expired on 7/2012,So i re-negotiated new terms on the lease agreement and rental amount verbally with the Property Manager to begin 9/2012 and end 8/31/2013 I agreed to pay a higher rental amount with the understanding the Landlord or property manager would fix the needed repairs to the home. Now I was just sent a 30 day notice to leave dated for 4/15/2013 due to Lease Termination [EXPIRED} Landlord wanting to recover the Property, But recently just found out that the Landlord is in Pre Forclosure ! I'm still paying my rent and doing all that i agreed to do with the re-negotiations but wondering what are my rights if any? Regarding the Pre Forclosure??? Do i have to move asap? Do i have any rights as a tenant? Do i have to continue to pay rent? Any help is appreciated? Just don't know what to do, and it's just me and my Son. Thank you. We are located in Michigan.

Update:

Have never missed a Rental Payment and don't intend to start now! The agreement that we have verbally is in effect as far as i'm concerned and have actual bank records to prove the changes that took effect. Negotiated in August of 12 and Started September 2012. I'm not so much worried about the L.L. and her financial issues, just concerned with the Time frame of being evicted once I receive my REAL court documents not just one's printed out on a computer, that don't have a court stamp or complaint on them. your landlord owns the house until the day a judge says he no longer does, until that time it si business as usual and don't believe for minute you have any rights concerning something that is not any of your business, if you stop paying rent you can be taken to court and sued

    You have a verbal lease?

Move out. If you had a written lease in writing that expired 7/12 and then became month to month, then you are on a month to month lease. A contract in writing can only changed in writing. And, you have no proof of the new verbal agreement beyond the increased rent payments, but that doesn't tell us the terms of the lease.

You have no rights here. Just move. Better than the bank doing a lockout/set out after informing only the property owner. Imagine coming home to all your possessions just being gone, and you're locked out. All because the landlord was the one not paying his bills.

Theoretically you have an oral lease or contract. However, it is going to be difficult to prove that without a paper copy. However, the property manager might be willing to verify the existence of such an agreement. If so, then you will have more time to find a new place to live. You have a right to stay until 5/15/2013, so that gives you at least a little bit of time to look.

ok, none of this has to do with eviction, unlawful or in any distinctive case. Your roommates are the two silly or jerks or quite possibly the two. each state has a minimum thirty days be conscious requirement and at a similar time as that's the tenant vacating, the tenant is needed to pay employ with the aid of that be conscious. some states improve the mandatory be conscious to sixty at a similar time as tenancy exceeds one 12 months. If the pass-out in touch breaking a employ, understand that the owner is being fantastic in the event that they're merely protecting you to sixty days as you could were held to it till they chanced on a brand new tenant. All of you have equal everyday jobs to the position of living. Had you stayed there, you will possibly were interior of your suited to take the others to courtroom and for his or her areas of the employ for that sixty days and additionally you will possibly have gained. Being which you're all equal, the owner can carry the entire volume due on the two one in all you of his selecting. it may then be up to that individual to pass to courtroom against the others to recoup the stocks they needed to pay out. transformations in funds and crazy roommates would not substitute your felony accountability to the apartment agreement.
