Home inspections at time of sale and vinyl flat roof?
Anyone have experience in this scenario in the USA: Re roof a flat roof over a 2 car garage. When it comes time to sell the property, is vinyl sheet roofing installed by a professional roofer consider to be equal to a hot mop roof or is there any discrimination against vinyl in residential use?

If have a vinyl roof on mr addition to my home. But it's on a angle. Myself I would stay away from any roof type that is flat. They are notorious for leaks . They are also bad for weight bearing problems if heavy snow builds up for collapsing . Now I live southwestern Ontario across the border of Michigan . We can get heavy snow here in the winter plus heavy rains in the spring summer and fall. Myself I would not buy a place with a flat roof wether its on a garage or house.
