you can ,,,but only once to a friend which was in your Xbox live friend list for at least 30 days

You can only "lend" games to up to ten family members, however, you need to be signed in to your account in order for them to play any of your games, (if you lend your game to a friend, they will be charged a fee to play the game.) And your friend has to be on your friends list for at least 30 days before you can share games.

You can but only for 30 days but I'm a bit confused if the owner of the game can upgrade that time

I think it's possible to, only they have to pay the company a lot of money if they do take it for a while......although I'm not 100% sure.
