The child's safety is paramount (I have a Son on the spectrum) so if it were me, I'd pay NO heed to the 'landlord entry right' and put a high lock on the door. I know my Son used to navigate baby gates etc, and was always trying to get outside. It's better to be safe than right. Put the lock on the door, and if the landlord finds out, tell him that he'll be held culpable if the child is injured outside of the home.

Id put up a baby gate and maybe bells on the door. Is the child in therapy? He should get it for free they will teach different techniques to help him sleep. My son has spd and before bed we jump on a trampoline I do deep pressure rubs and tickle him to sleep

sing him a song, or story telling, make his mind in lullaby.. i think he is so active.. you can buy sleeping swing.. you need to tire his mind so that he can sleep and not on pressure.. you need to be attentive before he can go out and be missing..
