Can my park landlord dictate what happens inside a structure that I own?

So I had to sign a laundry list of agreements to rent the lot space in a trailer park even though I own the trailer. One of the tennets is that there is a $300 per pet charge for pets, $100 of which is non-refundable for "paperwork". My question is: since I fully own the trailer and my cats are indoor animals, can this be enforced? Also, in the same vein, the List of prohibited items includes waterbeds, and when I informed the landlord that I was bringing mine no matter what, she simply shrugged and said, "I don't care. It's your trailer, do what you want with it." But when I asked about the cats, she was adamant about the fees.

    Don't rent there. The whole idea of having a trailer is that you are a home owner on a smaller scaler. He's not treating you as a space renter. He's treating you as an apartment renter and trying to control your whole life. Find another place.

    You signed the dang thing - which means you agreed to it.

    So, yes, it can be enforced. You own the trailer. You RENT the land it's on. And they can make any rules they want.

    If you wanted to negotiate the indoor cat thing - you should have before you signed it. Maybe have made a case for indoor cats as opposed to dogs who bark and may poop in someone else's yard.

    But it's too late now.

    Waterbeds can't escape, break the neighbor's yard items, kill the birds at their feeders, stimulate dogs to bark, get into noisy cat fights, or, otherwise irritate the other residents.

    I would think, however, that the fee for having pets should be lower for someone who owns their own trailer, than those who rent their's from the park.

    Your ownership of the trailer is irrelevant, it's basically just another piece of your stuff you're bringing onto someone else property, only its big. You don't have to choose that park, and if you do, then you follow its rules or find a park that better fits your needs.

    Once we reach 18, we have to be very careful about signing contracts or agreements. Sounds as though you are between a rock and a hard place. Me? I'd keep the cats indoors and shut my mouth. Until she threw me out Good luck..

    YOU signed the lease it is now legal & binding no matter if you like the terms or not. The time to argue these points was BEFORE you signed it.

    NO the fact she said she did not care & did not enforce the waterbed has absolutely nothing what so ever to do with any other clause. One clause has no legal bearing on any other.

    If you signed--if you agreed to the conditions--then, yes, of course it can be enforced. Do you just go around willy-nilly signing documents you never intend to obey?

    And as has already been pointed out, your trailer is personal property; it's not real estate. You've brought your personal property onto someone else's real estate. Of course they can enforce their rules...the ones you agreed to.

    It sure can - you own the trailer, the trailer park owner owns the land - your option is to adhere to the contract you signed or move your trailer off his land.
