questions about variances?

the previous owner granted a variance for my neighbors garage to be built closer to the property line then allowed by zoning-

Does this variance only apply to the garage he built or does it also apply to new construction on the property-

Can the new neighbors who bought the house build an addition without another variance? we live in Maryland

    The original variance only applies to the garage. But no one here can guess if another variance would be required without knowing your existing zoning and setback lines. In other words it is quite possible a new variance isn't necessary for your neighbors addition. But a building permit would be required regardless.

    The original variance is only for the garage. The new addition may or may not require a variance.

    The variance only applies to the garage. Any other buildings, on the same lot, must have permits and be built according to the building laws.
