Make sure it's extremely clean! I will not go a gas station if I know there is a cleaner one near by. I don't know why, but I can't stand when gas stations are dirty....so nasty, and I definitely won't be buying any food or extras inside!

are you buying it to use as a gas station ?? if so, then there's all kinds of laws, rules, and regulations you have to abide by and $$$ to pay

i'm ignorant in your business but make sure you understand why it went out of business in the first place, did the owner die ? or was it not profitable ? look up it's history
