My neighbor has built some sprinklers on my property.?
My driveway is next to some grass, and I found out through a man who came to measure for a fence I am putting up that is between my driveway and her property. Looking at my survey, he noted that there are sprinklers on the edge of my property on the grass (my land extends to about a foot onto the grass). This woman doesn t speak to me. I intend to build a fence to separate her property and mine. If she complains, I have my survey. I also need it because she s always walking on my driveway to get to her backyard instead of going through her own property. I have called the city hall to talk about this and they said I would need to tell her. What would you do? This woman has been nasty to me, and I dont want to talk to her about it.

Wait, why did the city hall tell you to tell your neighbor? It is your neighbor s responsibility to know her property limits. She most likely has full knowledge of what s hers and what isn t. When someone illegally builds over their property lines, it s called an ENCROACHMENT. I think snail mail would be a waste of effort and time. If I were you, I would just tell her that if she doesn t remove them, you will. I understand she is an unpleasant person, but I would just get it over with. Perhaps she ll just be mad enough to move. ;) Best of luck. May the odds be ever in your favor.

Check with your city first to see if you are required to get a permit to erect your fence.
There may be stipulations that you need to follow. If it is not done correctly and placed inside the line of your
property, and she complains,you may have to alter or take part of it down.
Then, either write her a letter informing her of your fence plans and that she may need to move her sprinklers
in case they are damaged during your fence erection. Inform her when you plan to start the fence and give her a week or so. During the fencing, make sure no workman in fringes on her property or parks on her
property so as not to annoy her in any way. Then you will know you did everything in the correct way.

So don 't talk to her about it. Install your fence. If she complains, tell her the fence is on the property line and she has no legal right to complain and technically, the sprinklers belong to you because she installed them on your property. If she wants them back, she had better be nice about it. If she apologizes and says she thought the property line was farther over, then tell her you will remove them and give them to her, do so that day. If she insists on being a nasty b*tch about it, tell her to buzz off, after you have told her that the fence is on the property line and she has no legal right to complain and the sprinklers belong to you because they are on your property. Although, it would be best to avoid any more confrontation. You might want to return them even if she is a b*tch about it.

If you won't talk to her then send her a letter along with a copy of the survey. Give her a reasonable time to re-locate the sprinklers. It is unusual that a survey shows the location of sprinklers.

Send her a letter detailing the issue and a photocopy of your survey asking her to move the sprinklers and stop entering your property - send it in the post so she has to sign for it. If she fails to respond send it to a lawyer - make sure your paperwork is correct and unchallengeable.

Pull up your Big Girl panties and go talk to your neighbor. The city isn't your babysitter and is not going to get involved in drama between neighbors.
Rest assured, if you don't, she will cause a lot of problems when you put the fence up if she thinks the fence is on her property.

Then inform her in writing and keep a copy of the dated letter for your own records

Agreed, a letter is the answer, but send it certified and you will get back a receipt proving she signed for the letter.
