What options do I have in dealing with my strata in Vancouver, BC?

I have just recently purchased a townhouse/rowhouse that I am moving in to after I complete the renovations inside. The thing that is unique about my strata is that although they are proactive on dealing with just about everything their bylaws have left the burden of maintaining and repairing/replacing windows on the home owners (where it's usually the strata that's responsible here).

Update:

While this is not a problem the problem is that the strata bylaws require that the window frames be a dark brown color, and all the windows places that I have been inquiring on replacing my windows with are giving me quotes that are 30-40% higher than what it would have been if the window frames were the standard white color. Now before anyone gives an answer like "Don't replace the windows then", please understand that the windows are in terrible condition and have to be replaced.

Update 2:

Given that the strata has placed the burden of replacing windows on the owners it sounds completely nonsensical that we should be forced to have to pay for a higher cost window frame. So what I am wondering is can I do anything about a) getting my strata to cover the price difference (since their bylaws are unreasonable) or b) to get the standard white window frames and disregard the strata bylaws (since they've placed the burden of the windows on myself as an owner)?

Update 3:

This has to be relevant to BC strata laws, and if you don't have anything useful to say please don't give an answer.

I believe a 30-minute consultation with a B.C. attorney that specializes in these matters will answer all of your questions -- even the ones you haven't asked.

With its extensive parks and relatively equable climate maintaining temperatures gentle throughout every season, Vancouver is just a heaven and now, you have the opportunity to discover it with hotelbye . Vancouver is features a active ethnic life. One of many areas worth visited in Vancouver is Granville Island. After mainly commercial, Granville Island is currently a growing heart of activity with a relaxed and distinctive atmosphere. Artists and shops have transferred in to converted warehouses alongside houseboats, theatres, galleries, and restaurants. The Granville Island Public Market is one of the most popular attractions offering fruit and vegetables, seafood, and a good number of different specialties as well as ready-to-eat items. Not really an island, the arts hub is connected to residential areas by one path and footbridges to the south, and to the Downtown peninsula (across Fake Creek) by ferry.

You have no options. It would seem that your strata is in a poor financial state

and is requiring owners to replace and repair certain items.

You are supposed to be informed of this financial state by your lawyer before you

agree to close the sale. You and other owners will probably find that there will be

many more expensive replacements needed in the near future. Like the roofs.

You knew of both the requirements set out in the bylaws regarding the windows and the condition of the windows before you purchased the townhouse. Failure to do so means you are a fool.

You could and should have easily got estimates on window replacements prior to purchase adjusting your offer or walking away from it entirely.

If you felt the bylaws were unreasonable, you should have walked away.
