Architect blueprint comcheck?
I had an architect who drew a floor plan for me. We submitted this through the town for the construction permit and is now asked to provide a COMcheck for this project. Anyone knows what this is? How long does it takes and does it cost money? The architect told me he doesn't cover for it base on the amount of $$$ I have paid for his service.

Com check is the non prescriptive method to check whether your building meets the requirements of the energy codes. If you don’t run a com check you have to use the prescriptive methods of insulating which is harsher and requires more than needed. This is a service that only takes a few hours to figure out if it’s at the beginning of the project. If it’s at the end it may take longer because they might have to redo details.

The town clerks want to make sure the plan was not a computer copy copied from other existed person's work. If the guy who gave you the plan was in actual hand drawing and was stamped with a qualified architecture license stamp, then not necessary to go through this comcheck.
Now you need to pay for such service , could be done by the town office.

If the architect told you he doesn't cover it, that implies that he knows what it is. So ask HIM what it is, and ask him how long it takes and whether or not it costs anything. Understand? Ask him, not us.
