This does, indeed sound very suspicious. There are people who commit fraud to bilk you out of money, so I would do some checking. If you google the address, you may hit on records of who owns the house. Or, you can go to the town hall and look up who the owner is. If it is him, then I think you will be okay. Typically there is not a "down payment" for a rental unit, however first month's rent and a security deposit is customary.
Do what you can to confirm he owns he house.

You need to do more homework. Get his name then check with the tax assessors office to see if he owns the property. Why can't he (or his agent) met in person? If he insists the whole thing can be handled by email, look for another home.

and I found a beautiful 4 bedroom house for rent - ok, but given a few months ago you had just moved into the area and were looking for waitress jobs, do you think you would qualify to rent a place like this ?
The owner I never met him before but he told me I could send him a down payment and the house is mines - alarm bells !!!!
When I did a viewing I knew the code because of this app that he guided me through - eh ? Don't understand this at all. Did you physically go inside the house or where you sent a link to view it online? If you didn't physically see it then alarm bells again !

He seems adamant about me putting the down payment down but I'm confused - of course he's adamant. He sounds like a conn man - he wants your money

It's not a down payment.. it's a security deposit. Down payments are only when you are buying a house.

Have you seen proof that this seller actually owns the house and has the legal right to sell it ?
