Location, if the work is done by union workers
Or private contractors, city ordinances, environmental red tape costs, liberals made construction much less efficient and more expensive
And more corrupt. So build outside liberal
Areas.

I don't think in this day and age anyone will offer a 50 year total warranty on anything.

ten thousand USD. 50 year roof has to be metal. they're expensive and need to be professionally installed

It is going to be expensive because that usually means a metal roof or some other very durable material. In some climates cedar shingles will last 50 years but they are also expensive and the roofer will not guarantee them for 50 years.

You need to speak to at least 3 local roofing or general building companies. There are so many variables about the cost of such a project, especially if you want a 50 year guarantee, that any figure at long distance is worse than a guess.
But a thought - who will be backing that very long guarantee? What if the roofing company goes out of business? Is there a trade organisation which backs the guarantee?
