What is the difference between a defeasible fee estate and a determinable fee estate?

    Defeasible means there is some condition on the deed, such as "you can't use the land to open a brothel" or the land can't be mined, or even a life estate (property can be used by person X until they die, then if reverts to someone else). 

    Determinable means you can sell the property or do whatever you want without conditions.
